Application Process
1st Capital Asset Management LLC, provides housing to the general public without regard to race, color, national origin, religion, sex, familial status, marital status, creed, ancestry, sexual orientation, or disability.

All employees of 1st Capital Asset Management, LLC. are committed to full compliance with fair housing standards. 1st Capital Asset Management, LLC. is a licensed Real Estate Broker in the State of Texas. James Kearby, CPA is the Managing Broker.

1st Capital Asset Management, LLC. offers a wide variety of rental properties- everything from studio apartments to single family houses to multi–family units to commercial properties. Our properties are located throughout Dallas, Tarrant, Collin, and Denton counties.
Fees paid by credit card are subject to the statutorily authorized convenience fee of 2.9% of total fees.

Properties to Lease
We have plenty of properties from which to choose. Our current residents will have the first option to renew their leases where they are currently living. As soon as they give us notice that they'll be moving, we list that property as being available on our web site.

Checking our web site frequently will give potential tenants the best advantage over those who are relying on the newspaper for information on available properties. The following is a basic outline of how our leasing and application process works

Following these steps will simplify your search and increase the probability that you'll get the place you want.

Check our list of available properties.
Drive by the ones that interest you the most.
Call to schedule an appointment to tour the property.
Properties are leased on a "1st come, 1st served" basis.
No property will be leased sight unseen.
Complete and return the application prorided to you at the showing or available on this site
Application fee is $35 per adult, or $50 per married couple, non-refundable, to be paid with the application.
Security deposit is equal to one month's rent, and holds the property for 30 days.
If you're looking from out of town or out of state, you'll need a local contact you trust, that can make appointments to see the properties that interest you.

Approval Criteria
An applicant's monthly income should be three times the monthly rent to lease without restriction.
An applicant will need verifiable current and former landlord references. Current and former landlords will be contacted to supply reference information.
Each applicant's credit will be checked through Factual Data.
Reference checks and credit report findings will result in a final score for each applicant.
Applicants with acceptable but less than optimal scores will be required to have a co-signer, or pay a double deposit.
1st Capital Asset Management, LLC., reserves the right to deny any applicant who does not meet minimum qualification standards.

Agency Disclosure
1st Capital Asset Management, LLC. is contracted with, and acts as an agent/advocate for the owner of the property.

Any negotiations will be made on behalf of the owner, and all information disclosed to 1st CAM by you must be disclosed to the owner of the property.
