The goals of 1st Capital Asset Management, LLC are to provide the highest standards of property management to preserve the property’s value, maintain accurate accounting and property records and provide consistent leasing practices that will ensure the best possible return on your investment. In other words, as your property management company, we will strive to generate the greatest possible return for your investment property over the property’s useful life.

Our Professional Management Services Include:
Perform an initial extensive and detailed property inspection to determine property maintenance needs.
Supervise property rehabilitation, modernization, redecorating and make ready services.
Prepare comparative market analysis to determine current market rental rates and terms.
Market available properties in print and electronic media including MLS.
Screen applicants, Verify tenant information, and select prospective tenants based on your criteria.
Perform a walk thrugh with tenant and complete walk thrugh report.
Prepare and execute leases and ensure compliance with lease terms.
Comply with Fair Housing Laws and the Americans with Disabilities Act and with regulations regarding lead based paint.
Perform eviction proceedings if and when necessary.
Prepare individual monthly income and expense statements for your property.
Pay mortgages, HOA fees, insurance, taxes and maintenance items in a timely manner.
Hold security deposits in a separate account. Account for any deductions and return the remaining deposit to the tenant upon move out.
Provide 24 hour emergency services.
Coordinate and manage emergency and routine repairs.
Perform periodic property inspections and coordination of preventative maintenance programs.
